Policies

• Deposit of one night or 50% of multiple nights will be taken upon reservation.
• A 9% Vermont State room tax is added to each room reservation.

 

• 48-hour notice required to have deposit returned less $25.00 processing fee.
• If cancelled with less notice or for a no show, the refund is dependent upon the ability to rebook the room.

 

• Check-in time is between 3 PM – 7 PM.
• If you will be arriving past 7 PM, please phone the house to let the hosts know.

 

• Check-out time is by 11 AM. If you need additional time, please let your hosts know.
• A full breakfast is included. Please pick a breakfast time with Susan the night before.

 

• Breakfast is served between 7:30 and 9:30 AM. A takeout breakfast may be ordered for an early departure. Steaming hot coffee or tea is available starting at 6:30 AM.
• Afternoon and evening beverages are available upon request.

 

• Each room is for either single or double occupancy at the same rate.

 

• Room rates may change during high volume times:
• December 24-January 2
• St. Johnsbury Academy graduation the last weekend in May
• Fall foliage in September and October.

 

• Package add-ons are available.

 

• Pets are welcome with an additional $20 fee per day.

 

• This is a no-smoking property. A fee may be added to your bill if you ignore this policy.

 

• All rooms in Eastman Cottage have access to the fully equipped kitchen, dining room, and living room spaces.  

 

• The Birch Room on the 2nd floor has a full-size bed and is an add-on room for $75.00.
• The Birch Room can only be booked with the Lilac Room.
